ELM STREET DISTRIBUTION CENTER
PERTH AMBOY, NJ
This 94-acre former steel mill and copper smelter dating from the late 1800s has been redeveloped into 1.3 Million SF of modern warehouse/distribution facilities. The project is situated on the Raritan River in Perth Amboy with direct truck access to New Jersey Turnpike Exit 11 as well as convenient access to NJ Highway 440. Catalyst, along with its investment partners, acquired the property in July 2016 and assumed the obligation to remediate the property and close out all environmental issues with the applicable government agencies. Entitlements, permitting and demolition of the property have been completed.
RIVER BRIDGE INDUSTRIAL CENTER
FLORENCE TOWNSHIP, NJ
This 153-acre former pipe foundry dating from the late 1850s is in the process of being redeveloped into 1.2 Million SF of modern warehouse/distribution facilities. The site is strategically located on the Delaware River near the intersections of the Pennsylvania Turnpike, the New Jersey Turnpike, I-295 and I-95. Catalyst acquired the property in July 2015 and assumed the obligation to remediate the property and close out all environmental issues with the applicable government agencies. Entitlements, permitting and construction of the final site-wide cap have been completed. Redevelopment of the property occur in 2 phases. Construction of the first phase completed in 2020. The second phase is expected to complete in Q1 2022.
FORMER MATHESON TRI-GAS SITE
EAST RUTHERFORD, NJ
This project includes the purchase, re-entitlement and redevelopment of an 8-acre former compressed gas processing facility. The project is located in the Meadowlands of New Jersey within 1 mile of Metlife/Giants Stadium.
The Development Team principals completed the acquisition of this property from the former industrial operator of the facility after the cessation of manufacturing operations at the site. The former owner of the facility completed remediation to industrial standards. Catalyst completed site grading to enhance to the existing cap on the site and raise the site above FEMA flood elevations. Construction of 140,000 SF industrial building is has been completed and the site was sold to a user.
